CONCEPT OF THE PROJECT EL JAGUAR

 

This residential condominium lots development, is located within a 100 acres property of gentle rolling hills topography at the highest plateau in the area.

With privileged views of the Pacific Ocean, the beaches, waves and sunsets of Mal Pais, Playa Carmen and Santa Teresa, the Cabo Blanco absolute National Park, the north coast including Manzanillo Harbor, Punta Coyote, Punta Islita and Punta Guiones, and last but not any less picturesque, the main mountain range of the Nicoya Peninsula. 

A 700-meter private paved road provides access to the beach on the west side of the property.  A well-maintained gravel road on the east side connects with Cobano, the most important town in the area for services and supplies. Tambor Airport is 20 minutes from Cobano along a recently paved road. the water an enjoyable place to swim, kayak and boogie board without the worry of
undertows and being in the path of surfers.The isolated beach continues north to a
number of small rivers and the Bongo River 5 K. away is an excellent fishing spot
and hosts a spectacular array of bird life.  On a typical sunny day you are able to
see the coast well into northern Guanacaste province.The best surfing beach on the
Nicoya Peninsula is only a 10 minute drive south and snorkeling locations are
plentiful 15 minutes south by car and many small tide pools for lounging or
snorkeling are only a 10 minute walk away.The local pueblo has two sodas featuring
typical Tico menus, a Pizza restaurant, a bar, and two pulparias which stock basic
supplies.Busy Santa Teresa is a 15 minute drive south for more sodas, restaurants,
grocery stores, hardware stores, two banks, internet cafes and nightlife.  Mal Pais
is another 10 minutes further for more restaurants, fishing, zip lines, and
snorkeling.   Cobano is the main town and is easily accessible within a 20 minute
drive in the dry season, along an interior, well maintained gravel road.The tourist
wave has not arrived in Manzanillo and the locals would like to keep the community’s

How many kind of properties are in Costa Rica?


An important point to keep in mind to invest in Costa Rica, is that 4 categories different from lands exist.

1) PRIVATE PROPERTY: They are those that have title of property or it notarizes to the owner's name. There are not restrictions about the use of the land.


2) PUBLIC PROPERTY: National parks and beaches; these last ones are considered PUBLIC AREA. and they understand a fringe of fifty meters that begins in an intermediate point between the low and the high tide .


3) PROPERTY IN CONSECION: Called MARINE AREA or MILE are also those that are behind of the fifty public meters of beach, with a bottom of hundred fifty meters. This concession will be granted according to a plan regulator of this area, where the use is determined allowed for that concession (commercial, residential, communal, green, protected area, etc.) keeping in mind studies of environmental impact among others. It is acquired to personal title if it is for a Costa Rican or trough a corporation with headquarters in Costa Rica if it is for a foreigner. The canon is paid annually and has a cost with similar effect to a territorial Tax.


4) IDA LAND : There are lands granted by the Institute of Agricultural Development to colonists for their use for a 15 year-old term, compliment this time of occupation is granted the category of PRIVATE PROPERTY.
